Tijani Ukay is a thoughtfully designed residential masterplan centered around a recreation pond, where lush landscapes enhance ambiance and naturally cool the environment. Embracing the balance of yin and yang, the development integrates 118 modern zero-lot detached homes seamlessly into its verdant surroundings. Overlooking this serene landscape, the clubhouse with a vanishing-edge pool offers a commanding view of the pond’s cascading waters, creating an immersive retreat where architecture, nature, and well-being are in perfect synchrony.

PULAU INDAH WATERFRONT

The Selangor Port City on Pulau Indah is set to be transformed into a Regional Logistic Hub and Smart City, rebranded as Pulau Indah Waterfront. The project aims to boost the local economy, revive ecology, and beautify waterways. It will feature a "Maritime" theme and utilize existing ports for industrial development. Residential and commercial development, will take advantage of its natural coastline and strategic location, protected from the West sun. The 12.7km coastline will prioritize sustainability through natural vegetation, mangrove tresses, clean water, roof gardens, rainwater harvesting, photovoltaic cells, and solar-powered street and landscape lights. Institutions, research, and training centers will drive local industries and create economic opportunities.

BERTAM HAVEN

The proposed residential township in Penang is envisioned as a sustainable, community-centric development that integrates nature, functionality, and modern living. The master plan revolves around a central, pedestrian-friendly communal park with a water body, creating a safe, interactive, and vehicular-free environment that fosters social engagement and ecological balance. ‘Halfway Homes’ within residential clusters provide daycare, nurseries, laundries, and mini-marts, supporting the female workforce.Sustainability is integral, with passive cooling, solar panels, rainwater harvesting, and electric feeder buses reducing environmental impact. Commercial hubs, including office towers and shopping arcades, ensure economic viability while serving both residents and neighboring communities. The design harmonizes modern efficiency with ecological sensitivity, creating a safe, vibrant, and resilient urban environment.

The University of Malaya Master Plan prioritizes permeability and sustainability, ensuring seamless connectivity across its 750-acre campus. The Central Campus District (CCD) infront of the central lake serves as the daytime central core, with facilities like administration, arts, heritage, culture, libraries, F&B, research, events, and leisure facilities interconnected. The Student Centre and Chancellery Building are the administrative backbone, while nighttime cores support student colleges. The campus prioritizes pedestrian and cycle paths, an efficient hybrid electric shuttle bus service, green technology, and conservation of heritage value buildings. Clear daytime and nighttime zoning establishes core areas, and a clear art, cultural, and heritage route promotes public appreciation.

Planned in two phases, this exclusive development features double-frontage bungalows and semi-detached homes thoughtfully arranged along a central axis. A continuous green corridor at the rear seamlessly connects the residences, providing direct backyard access while ensuring a pedestrian-friendly environment by keeping traffic away, fostering both privacy and safety.
